What is an EICR?
An Electrical Installation Condition Report (EICR) is a thorough inspection of the fixed electrical installation in a property. It checks the wiring, consumer unit, earthing, bonding and all fixed accessories.
The report classifies any issues found using codes: C1 (immediate danger), C2 (potentially dangerous), C3 (improvement recommended) and FI (further investigation required).
A property receives a 'Satisfactory' result if there are no C1 or C2 codes. If remedial work is needed, we quote on the spot and can often complete it the same day.
Who needs one?
EICR questions answered
How often do I need an EICR?
For rental properties, every 5 years or on change of tenancy. For owner-occupied homes, every 10 years. Businesses should have one every 5 years.
Is an EICR a legal requirement?
For private landlords in England, yes — since 2020 the law requires an EICR at least every 5 years. Commercial premises are required under the Electricity at Work Regulations 1989.
How long does it take?
A standard 3-bedroom house takes 3–4 hours. We work around your schedule and issue the certificate the same day.
What happens if the EICR finds issues?
We'll explain every code clearly. C1 and C2 codes must be remediated — we can quote for the work on the spot. C3 codes are recommended improvements.
How much does an EICR cost?
Prices start from £150 for a small flat and vary by property size. We provide a fixed price before we start.
